Malaysia My Second Home (MM2H)
MM2H now runs as four categories with fixed deposits set in US dollars: Silver USD 150,000 (5-year pass), Gold USD 500,000 (15 years), Platinum USD 1,000,000 (20 years), and a Forest City-only SEZ/SFZ tier at USD 65,000 for ages 21-49 or USD 32,000 for ages 50 and over (10 years). Every mainland tier now forces a property purchase you cannot sell for 10 years — RM600,000 minimum on Silver, RM1,000,000 on Gold, RM2,000,000 on Platinum — on top of a one-off participating fee of RM1,000 (Silver), RM3,000 (Gold) or RM200,000 (Platinum) and a processing fee of RM5,000 for the principal plus RM2,500 per dependant. Minimum age is 25 for Silver, Gold and Platinum; participants under 50 must be in Malaysia 90 cumulative days a year, while those 50 and over have no minimum stay.
This record has not been fully source-checked yet. The headline figures come from secondary sources and some fields are incomplete. Treat it as a starting point and confirm with the embassy before acting.

The insurance rule, precisely
There is no published coverage figure, which makes the qualifying conditions the whole of the requirement:
- Health insurance is listed among the documents required to renew the MM2H pass; MOTAC publishes a List of Insurance Company on the official references page.
- No minimum coverage amount is published on the official MOTAC guidelines or category pages.
- A medical check-up at a clinic or hospital on MOTAC's appointed panel is compulsory for the principal and every dependant after approval.
What most guides get wrong about the MM2H
Each of these is a rule that changed, or a detail that is widely repeated incorrectly. Checked 11 September 2026.
MM2H needs a RM1 million ringgit fixed deposit, and you can withdraw half of it to buy a house.
Deposits are no longer set in ringgit at all. MOTAC's category tables state them in US dollars: USD 150,000 (Silver), USD 500,000 (Gold), USD 1,000,000 (Platinum), USD 65,000 or USD 32,000 for the Forest City SEZ/SFZ tier depending on age. The announcement PDF adds that the deposit is encouraged to be placed in ringgit at the equivalent of the USD figure — meaning the ringgit sum you must fund tracks the exchange rate rather than being fixed. The 50% withdrawal survived, but it is now a withdrawal against a much bigger principal, and the property is compulsory rather than an optional use of the money. Figures confirmed on the official MOTAC pages on 11 September 2026.
You can rent in Malaysia on MM2H and buy property later if you feel like it.
Buying is compulsory on every mainland tier — RM600,000 minimum on Silver, RM1,000,000 on Gold, RM2,000,000 on Platinum — and MOTAC's announcement gives participants one year from the date of MM2H pass endorsement to complete the purchase. You then cannot sell for 10 years unless you are trading up to a higher-value property, and the guidelines say failure to comply results in the pass being revoked. The SEZ/SFZ tier is stricter still: the property must be owned or bought before pass endorsement, must be in Forest City, Johor only, and must be bought from a Forest City developer rather than a third-party seller.
The Immigration Department website is the authoritative source for MM2H rules.
The Immigration Department's own MM2H page still describes the pre-restructure programme — partial fixed-deposit withdrawals from the second year of RM50,000 or RM150,000 by age, a maintained FD balance of RM100,000 or RM150,000, and proof of offshore income of RM10,000 a month for renewal — none of which appear anywhere in MOTAC's current Silver, Gold, Platinum or SEZ/SFZ criteria. MOTAC runs the programme and its One Stop Centre processes applications; Immigration holds only the final approval and appeals. Where the two pages disagree, use mm2h.gov.my and expect an agent to tell you the same. Both pages were live and contradictory on 11 September 2026.
MM2H lets you live in Malaysia and run a business or take a job there.
Only Platinum does. MOTAC's Silver and Gold category pages mark both Business/Investment Activities and Career Opportunities as "Not allowed", and the SEZ/SFZ page says the same. Platinum marks both "Permissible" — and Platinum means a USD 1,000,000 deposit, an RM200,000 one-off participating fee and an RM2,000,000 property. Anyone budgeting Silver at USD 150,000 while planning to work is building on the wrong tier.
The physical presence rule is 60 days a year, as announced when the programme was revamped.
The 60-day figure comes from the December 2023 announcement and was superseded. MOTAC's current guidelines state that participants aged below 50 must be present in Malaysia 90 cumulative days in one year, and the category pages add that for ages 25-49 those days can be made up between the principal and/or spouse and dependants. Participants aged 50 and over have no minimum stay requirement — the official table row reads "NO MINIMUM REQUIREMENT TO STAY". So the rule is both stricter than commonly quoted for younger applicants and non-existent for retirees.
Your adult children can stay on your MM2H until 34 — or is it 35?
Two official MOTAC documents disagree. The Silver, Gold, Platinum and SEZ category pages on mm2h.gov.my say children below 21 qualify and "those between the age of 21 to 34, must be unemployed and single while in Malaysia". The ministry's own Insights on The Categories PDF, linked from the same site's references page, says "MAXIMUM AGE OF CHILD 35 & SINGLE". There is also a second live conflict on withdrawals: the guidelines page allows the 50% fixed-deposit withdrawal "after the approval as MM2H participant has been obtained", while the PDF table says "FIXED DEPOSIT WITHDRAWAL ALLOWED AFTER 1 YEAR". Get either point confirmed in writing by your licensed operator before you plan around it.
Where it wins
- No Malaysian tax on foreign funds or income, including profit on the Malaysian fixed deposit.
- Participants aged 50 and over have no minimum stay requirement at all, so the pass works as a genuine part-time base.
- Parents and parents-in-law can be brought as dependants, which few Asian long-stay visas allow.
- Up to 50% of the fixed deposit principal can be withdrawn for a residence, education, medical or tourism spending in Malaysia.
- Gold and Platinum passes run 15 and 20 years, far longer than the annually renewed long-stay visas in Thailand or the Philippines.
- Platinum holders may work and run a business in Malaysia.
- Dependent children can study to tertiary level at any government-recognised institution and get a Student Pass automatically.
Where it doesn’t
- A property purchase is compulsory on every mainland tier and cannot be replaced by renting — RM600,000 on Silver, RM1,000,000 on Gold, RM2,000,000 on Platinum — and you cannot sell it for 10 years except to upgrade to a more expensive one.
- Silver and Gold participants may not work or run a business in Malaysia. Only Platinum permits it.
- Deposits are denominated in USD but MOTAC encourages holding them in ringgit at the USD-equivalent value, so a weakening ringgit can leave you topping the deposit up.
- You cannot apply directly. Every application must go through a MOTAC-licensed MM2H operator, whose fees sit on top of the RM5,000 principal processing fee and RM2,500 per dependant.
- Silver, the entry tier, only runs five years — shorter than the old MM2H's ten.
- Participants aged 25-49 must clock 90 cumulative days a year in Malaysia.
- The Royal Malaysia Police conduct random interviews of prospective participants on top of the standing security screening.
- Failure to meet any of the residence conditions results in the MM2H pass being revoked.
Who cannot use this visa
- Nationals of countries that do not have diplomatic relations with Malaysia.
- Anyone under 25 for Silver, Gold or Platinum (under 21 for SEZ/SFZ).
- Applying directly to the government rather than through a licensed MM2H tour operating business.
- Buying an SEZ/SFZ property from a third party rather than from a Forest City property developer, or buying it after rather than before pass endorsement.
- Selling the qualifying residence within 10 years other than to upgrade to a higher-value one.
- Skipping the compulsory post-approval medical check-up at a MOTAC-panel clinic.
